The building
Vincom Center sits in the podium: supermarket, international dining and a CGV cinema, without stepping outside.

How we work
Most listing sites in Hanoi show you the good side of an apartment. We show you both.
If a bedroom looks onto the next tower, or a balcony faces south-west and gets hot in summer, it says so before you visit.
No stock images, no renders, no borrowed marketing material. If a drawing is a shared layout, we say so on the page.
We publish usable (net) area as well as gross area. The two differ by roughly 3.5–5%, and that gap is where most disputes start.
We publish low / mid / high rather than an exact floor and unit number, because those belong to the owner, not to a listing site.

The table below is generated from the apartments we hold right now — it is not typed in by hand, and it moves as the portfolio moves.

The two area columns come from the project floor plans, covering every layout whether or not Behomes currently has one listed. The three price columns are computed only on the apartment count in the last column, so they may not span the full range of areas beside them. The "Typical" column is the median, not the mean — one odd price does not drag the group.
Rent is quoted in Vietnamese dong. Any figure in another currency depends on the day’s exchange rate, so we do not print one here — ask us and we will convert it on the day you sign. The management fee is charged separately unless a listing says otherwise, and every apartment we currently let is fully furnished, so there is no unfurnished price band.
For companies
For a lease signed through your company, we handle the landlord-side filing. Under Decree 141/2026/ND-CP, an individual landlord whose rental revenue is 1 billion VND a year or less pays neither VAT nor personal income tax; above that threshold, 5% VAT and 5% personal income tax apply (as of October 2026).
Every lease is issued in English and Vietnamese, same terms, no hidden charges.
We complete the mandatory police registration for you, at no charge.
Optional
Any apartment can be upgraded with housekeeping and laundry — typically two to three visits a week — through vetted partners.
Behomes stays your single point of contact, and the cost can be folded into one monthly invoice instead of a second relationship to manage.

How it goes
Budget, number of bedrooms, move-in date. We send a shortlist, each apartment with its drawbacks stated.
In person, or by live video call if you are not in Hanoi yet.
Bilingual contract, deposit, red invoice arranged where the lease is corporate.
Keys, utilities and internet set up, police registration completed, and support for the rest of the lease.
